A LendingTree study named three North Carolina cities in their Top 10 list of biggest "boomtowns" in the country.

The study looked at growth and metrics, including people and housing, work and earnings, and business and economy, across 100 major United States metros. Durham, Raleigh and Charlotte all ranked in the Top 10.

  1. Austin, Texas
  2. Provo, Utah
  3. Lakeland, Florida
  4. Boise, Idaho
  5. Jacksonville, Florida
  6. North Port, Florida
  7. Durham, North Carolina
  8. Raleigh, North Carolina
  9. Charlotte, North Carolina
  10. Virginia Beach, Virginia

You may notice that Southern metros dominate the list -- LendingTree experts said that's because more people are moving after the pandemic.

“People — especially work-from-home employees — are leaving for warm weather and lower taxes,” LendingTree chief credit analyst Matt Schulz says. “Especially for Florida and Texas, those two factors have been instrumental in driving a lot of the growth.”

In contrast, the metros with the least growth were:

  1. Honolulu, Hawaii
  2. Hartford, Connecticut
  3. Los Angeles, California
  4. Bridgeport, Connecticut
  5. Oxnard, California
  6. Las Vegas, Nevada
  7. San Diego, California
  8. San Francisco, California
  9. New Orleans, Louisiana
  10. New York, New York

LendingTree predicts Hawaii's strict entry rules, including a negative COVID-19 test within 72 hours of departure or a 10-day quarantine upon arrival, deterred would-be tourists. Additionally, Honolulu's unemployment rate more than doubled between 2019 and 2021.
