RALEIGH, N.C. — Apartment fires, flooding, and busted pipes are more common than you might think.

“I was so shocked because it was literally raining in my apartment," said Amani Elsawah, an apartment renter. "It was gushing out so much that it started flooding almost immediately.”

Elsawah had to deal with a busted pipe in her apartment, which destroyed many of her valuables.

Fortunately, she has renter’s insurance, which will pay some of her living expenses, and help cover much of what she lost.

WRAL's Monica Laliberte recommends that every renter have the coverage.

Only 37% of renters had insurance, according to Policy Genius. Half of the U.S. population under the age of 30 is renting, the study shows.

The average cost of renters insurance is $15 a month, and can increase due to where you live.

Beyond damage, a policy can cover theft of your property from your home or car, and liability protection if someone is injured in your home.

Like with any policy though, it’s important to check the fine print carefully, according to Penny Wang with Consumer Reports.

“Renters insurance is fairly standardized, though coverage can vary based on the insurer and where you live," she said. "The bottom line — make sure you understand your policy, what’s covered and what’s not."

It’s a good idea to get several quotes to make sure a policy provides what you need, whether that’s a low deductible, additional coverage for your valuables, or a stay in a hotel.

“You don’t know when you’re going to need it until you need it. And then once you need it, you’re glad that you have it,” said Elsawah.

And just like homeowners should take inventory of belongings, renters need to do that too.

Grab your phone and record a walk through of the things you own, opening cabinets and closets.

It will help if something happens and your valuable items need to be replaced.
