The fire consumed the mobile home in Hope Mills, on Kirk Shaw Road. Firefighters responded just after midnight.
Johnny Scott, a neighbor, said the man's wife banged on his door for help.
“I open up the door and she said ‘my house is on fire,’” Scott said.
He rushed over to help but said there was little he could do.
When firefighters reached the front door, flames poured out, Scott said.
"There was no way I could go in there," he said.
Scott said he has known the victim for 26 years.
Cumberland County Sheriff Ennis Wright said on Twitter that a resident was hospitalized.
