Hundreds of north Raleigh residents oppose grocery store, retail proposal

— More than 500 north Raleigh residents have signed a petition objecting to a proposed development on a piece of land on Falls of Neuse Road that would include a grocery store and retail space.

The North Raleigh Coalition of Home Owners says the proposal to rezone the plot at Dunn Road breaks a promise that lured them to live near the 12 acres of wooded tranquility.

“One of the reasons we moved here is we liked all the trees and the nature,” said resident Linda Monaughan. “I’m extremely concerned about the cut-through traffic (in the proposed development).”

The developer, Morgan Property Group in Charlotte, has proposed to build a nearly 50,000-square-foot grocery store and up to 67,000 square feet in total retail space, including a bank and parking lot with 335 parking spots. Publix Super Market is among the stores that could open at the shopping center.

Hundreds of neighbors from subdivisions including Bedford, Falls River, River Oaks, Wood Spring, Whittington and Oakcroft say they feel threatened by the possibility of retail development nearby, especially the noise and traffic it would bring.

“It would change the entire character of Falls of Neuse,” said resident Fred Chauncey.

Neighbors argue they have nothing against Publix, they just don't want the grocery store built on the land. Opponents argue there’s already enough shopping available in the area, including four grocery stores within a 2-mile radius. They expected limited retail development, keeping with protections suggested in Raleigh's 2030 Comprehensive Plan, but not rezoning.

“We certainly didn’t have thoughts that there would be a major grocery store here clear-cutting the property,” Chauncey said.

City Councilman John Odom has heard from supporters and opponents of the shopping center and says he understands the concerns.

“They should be (concerned). They always should be. But, here’s an opportunity,” Odom said. “There’s an opportunity here, but we won’t know what that opportunity is until we sit down at the table and talk about it.”

WRAL News reached out to Morgan Property Group but did not get a response.

    Build it anywhere but near my house.

    Build it near somebody else's house but don't build it near mine.

    In this case we have a bunch of hypocrites who helped cause the sprawl by building their house but don't want any of the businesses that chase sprawl.

    Its their land. The residents wouldnt want a church there either. Only in America can we think we have the right to infringe of what others do with their property. My neighbor recently purchased a white truck and I hate white vehicles. Should I complain and ask him to move?

    "When you asked who made the promise to these homeowners, the answer is simple. The City of Raleigh made that promise in their long range 2030 Comprehensive Plan. The Urban Design section of that approved plan designates the Falls of Neuse Corridor by name and states the following ACTION UD 1.2 Maintain and protect the character of the Falls of Neuse Corridor adjacent to the Falls Lake Watershed north of Durant Rd by preserving the extensive roadside vegetation, the Falls Lake Dam and Falls Community." timncguy.     "It makes more sense for Publix to reuse the existing grocery store space 1.2 miles away which was vacated by Kroger."

    "Me thinks the rent is too high...Good plan otherwise though."

    Most of the time, when a large chain retailer vacates a property, they do so b/c they can't make a profit in a certain area... However, they also tend to hold onto the property so their competition can't make use of the area...

    folks the powers to be are not listening to you save your breath they only listen to realtors and developers it's all about tax revenue-they don't care about traffic-environment or you-years ago farmers tried to stop the subdivisions like you live in --under the push of JIM HUNT to bring in more plants and people and might I add that many have closed and many are jobless thanks JIM you were told but us" Dumb farmers in your eyes didn't know what we were talking about"-also check out your cty commissioners and raleigh cty council see what their jobs are (realeast closing--investment banking--etc)do you think they are going to help you-it's all about money folks-I'm a 64 yr old farmer and since JIM HUNT first took office he set a pattern that seems like other politicians follow that has turned wake cty into a concrete jungle that has destroyed beautiful farms.LEARN HOW TO VOTE.

    Well, there is a empty Kroger store in Wakefield in a shopping plaza that could use a couple of decent anchor stores. WHy don't they take over THAT space, revitalize it, and open there. It's a nice area. Putting it at the entrance to a community of 5K people is just inviting higher crime in that area, especially if Publix is open 24x7....

    Bubba, that is absolutely not true. I don't live in north Raleigh, but can tell you that the proposed place is a horrible location for a large retail development like that. It would make traffic situation (even more of) a nightmare. It has nothing to do with your ridiculous assumption that folks living in the area don't want "low income workers".

    Ít's disappointing that there is no publicly-available analysis by the City of Raleigh staff, estimating the impacts of the proposed zoning change on nearby homes and businesses, and the number of jobs created. Rain run-off considerations are also critical given the proximity to a major reservoir.

    I disagree BubbaDuke...
    Its not the working people you have to worry about stealing from you Bubba...Its the ones riding around staking out your hood while YOU are working & they are the culprits that you need to be concerned with. Most working these jobs are honest hard working Americans who deserve more pay but scrape by on what they earn.
