house: we're completely baffled!

Published Jun. 25, 2008

Bwahahaha!!!!

Sorry, I just couldn't resist that.  I think I'm getting a bit punchy between the house, work, trying to find family time, ....

One of the things we were dinged on for our framing inspection were baffles.  We thought that was part of the insullation, but apparently it must be in place with framing.  Makes sense now to have it as part of framing since they would not be visible behind the insullation.

We completed our punch list from the inspection and are awaiting our follow up inspection today.  Keeping fingers crossed that it goes well.  Someone told us that the inspectors stop at 8 dings and when you get those done, they'll do 8 more, and so on until everything is complete.  I hope that's not the case.  I'd really rather they just tell me up front everything that needs to be done so we can do it all.

On a good note, the siding guys finished yesterday.  I'm itching to post a picture to show the house w/siding AND front porch posts installed.  BUT that oval window on the left side of the porch has to be replaced.  We're waiting for the new window, which should be in today (with the j-channels on the outside and cased for the inside).  Once that is installed, we can put up the remainder of the siding around that window ourselves.  So, its not completely finished.  It's so close, though and WOW it looks completely different.  I thought about posting a picture as it is, but I'm holding out for the completed effect.

Everybody keep your fingers crossed for us.  For those that will, say a prayer that the inspection goes OK today.  Between work (which is thankfully zooming right now) and trying to work on the house, we are beginning to run on fumes.  So, it would be VERY nice to move on to the next part or know exactly what else needs to be fixed to pass (rather than have it doled out to us over several inspections).

From day one, we have been very open and inquisitive to the inspectors. We told them this is our first (and only) time we plan to build and we'll have plenty of questions. They've been TERRIFIC about answering them and we've had plenty. I don't question them or their findings. I wish I could be there today, not to question them, but so that if/when they find something wrong, they can show me exactly what needs to be done. As I told them, they know more about this than me, to be sure.

I do hope though, that when the inspection is complete, IF there are things we need to address, it's a total list. That way we'll know, OK, here's our punchlist of things we need to do and we can do them and be ready to move on to the next step.

But as for communicating with them, we have sought their advice on many things from the very beginning and we're glad we did.

Good luck and i am sure all will go well for you :)

From a guy who does inspections for a living, let me share this with you. The more informative you are about your situation, the better off the inspection will be. Steve crisp is right on with his comment, and I will take my hamburger cooked well, tyvm :P

Bless your heart. It's sad when things we need done are held up by others. Just gives another example at how much government has wormed it way into our everyday lives. you hard working folks are trying to complete your family dream home and you have to wait for their schedules. Shista. I just so love your blogs though. They are amazing. Crossing those fingers hard for you.....

I have found that it is better to drive the inspectors nuts, getting their opinions on just about everything before you do it, than to have to correct problems afterwards. Invite them over for lunch and cook out hamburgers or BBQ chicken. Then ask them for their opinion and advice on things you are not absolutely sure about.

medlin, I know inspectors are there for a reason, and it's a good one 'cause you don't want your house to fall down after you move in! But they could give you the full list at once, not in pieces. Might be a little easier.

Good luck, though, rocknhorse

baffles? I guess in exposed timbers you don't need it.

Hope all goes well!!

Amen

Praying with wilmy!
